Dear Ms. Walton

Virginia allows houses to be sold through a dual agent or dual agency, where as it is illegal in certain states. Dual agency is a situation where a real estate agent or agency represents both the buyer and the seller of a home. Dual agents or agencies create a great conflict of interest and should be made illegal in the state of Virginia to ensure that people who depend on real estate agencies to buy or sell homes get a fair price and that their agency does its due diligence to do get that fair price.

When you go to sell your home would you want to have some worries in the back of your mind about if you got low balled by your real estate agent? Or when you buy a home is the agent trying to make you pay a higher price then you really have to? This is a worry most Americans have when selling or buying a home, but this problem is only intensified by the dual agency situation. The definition of a dual agent, according to homebuying.about.com, is

“A real estate agent who has signed a buyer agency agreement with a buyer who wishes to purchase a listing held by the agent or the agent’s firm. A dual agent must be loyal to both the buyer and the seller.”

The part where the agent must be loyal to both customers is where the problem arises. There is a huge conflict of interest as the agent has a responsibility to the seller to get the highest price and the lowest price for the buyer. From an article from www.realtown.com titled “Dual Agency”, Article 7 of the REALTORS® Code of Ethics states

“In a transaction, REALTORS® shall not accept compensation from more than one party, even if permitted by law, without full disclosure to all parties and the informed consent of the REALTORS® client or clients.”

It is the law in the states that…...

Persuasive Letter to an Adoption Agency

...Dear ABC Adoption Agency: Please allow this letter to serve as the reference letter required as a condition for consideration in the adoption application process for Jane Little, the prospective adoptive parent of Kylie. I understand that Jane was advised today that under current policy, she does not qualify as an ideal candidate due to your agency’s traditional preference for children to be placed in dual-parent families. Therefore, I intend to share my personal knowledge and experiences that will assist you in mitigating the common risk factors known to negatively affect children’s outcomes when raised in single-parent families. Jane and I share an uncommon, yet deep connection to one another, so it is my belief that the resulting closeness we continually developed over the course of the past decade highly qualifies me to serve as her best reference. First, I must give credit to my dear and elderly grandmother-in-law and her low tolerance to a single glass of wine for my introduction to Jane. During a holiday dinner in 2002, I learned that my newly wedded husband was the father of a boy placed for adoption at birth. Following what I consider to be a justified emotional outburst to that enlightening news, I was determined to locate this child and his adoptive family. I was about to give birth to my own child, a boy, and was now overwhelmed with the responsibility of robbing my flesh and blood of the opportunity to know the existence of his biological brother if......

Agency

...Agency Costs (Fama and Jensen 1983) Contracting problem or principal/agent problem. Agent is person tasked to do something on behalf of the principal. Jensen and Meckling (1976) Definition: “ We define an agency relationship as a contract under which one or more persons (the principal(s)) engage another person (the agent) to perform some service on their behalf, this involves delegating some decision making authority to the agent”. Examples: Patient – Doctor (delegate authority to doctor to choose medication), Client – Lawyer, Client – Taxi Driver. CEO and management team are agents of the stock holders with aim to raise stock price as high as possible. Why hire agents? * To access their skills or expertise(main reason) * To free up time for other things (Opportunity Cost), Eg. Tiger Woods does not cut his own grass at home, he knows his grass. * To fulfil a legal requirement – eg. External Auditor, Priest for marriage. * To send a signal– eg. Hire best law firm or investment bank in a takeover situation, not necessarily because you need them but because it will intimidate the other side. Eg. Goldman Sachs is our banker. Signalling to market place The basic Problem Agents are utility maximisers concerned mainly with their own happiness. Ie. They do not behave exactly as principal wishes they would. “If both parties to the relationship are utility maximisers, there is a good reason to believe that the agent will not always......

Letter About Obamacare

...have the chance to. So it’s not really a surprise that we would get into arguments over Obamacare and other Government issues that we really hate, like taxes. So what we are talking about is the fact of Government health care. There are a lot of different opinions on health care and whether or not the Government should provide such a service to us in the event that it could really cripple our economy even more than it already is and will become. As citizens of the United States of America we need to stand up against big corporations taking away all of the money from little people which consist of well over half the population. They think they can push them around and take all their belongings, money and rights and throw them out the door and not care who gets the money and benefits of being a true American, not these fake Americans like most of the politicians that send jobs and materials overseas to get built. The next big thing is Obamacare and if it is right for Americans to use and whether or not it takes to much money to run and blow on people that cannot even help themselves and live off Government handouts and never apply themselves to get a job or get a better education so they can support themselves and not suck up all of our tax money and bankrupt the country. So we will inform one about all of these mishaps and see if Obamacare is really a good thing for our country. Obamacare was supposed to be a cheap and affordable for people that cannot work to get health......

A Letter to Principle About Morning Assembly Problems

...Dear Principle, Recently, we have heard some opinions about the way the morning assembly is conducted and that it should be changed. After we talked with schoolmates about this, there are three things that students would like it have change: no announcement, students conducted at their own classrooms and hold it alternately. We found that they have reasonable arguments on these, so we, Students’ Union, represented all students whom would like these changes to write our concern. No announcement let us to start the lessons earlier. They indicated that many announcements in everyday make them feel this is wasting times. And they have said that frankly, these were nothings of their businesses, because they barely joined any clubs or competitions. If any schoolmates really need information from those announcements, the clubs or competitions instructors should announce them privately, but not do it in the morning assembly that holding other students’ times. Or if there are businesses all students ought to know, it is better hold during breaks in order to not deferring lessons. Schoolmates prefer join it at classrooms. Despite in summer or winter, we, students are all stand on the playground for the morning assembly without any shield. We stood under severe sunshine and we trembled with chilly wind. Further more, we need to be prepared for rainy day, and to worry if the rain fell. Moreover, it spends us a lot of times taking turn to go to classrooms. Therefore, we......

Dual Nationality

...Dual Nationality When I am asked the question of where I come from, I have trouble defining my country and explaining who I am. I feel like I am stuck between two countries across the globe, and two different cultures because I was raised outside of my birthplace. Therefore I seem to have trouble determining what is my true home. Yet the country that I was raised in cannot be my true home either because there I am considered an expatriate. So, am I supposed to be Indian American? But aren’t they the Native Americans? This is why I have learned to simply answer this question with “Dual Nationality.” Experiences are events that in my opinion are what shapes a person and make the person that one is. I am a compilation of my experiences and with each new experience that I have gained; I became a different and a new mature person at every stage. The experiences that I have gone through are like the stairs of my life. The end of the stairs is when I will be successful with my goals and ambitions. All of the places that I have been to and all of the places that I have lived in are a part of my life, a memory that helps me to become who I am today. Born in India, I came to the United States of America at the young age of two. The only English word that I knew was “chocolate.” Even though my parents were well educated but they never though of talking to me in English because they wanted to preserve my first language of Punjabi. My experiences started at the age of 4 when I had to...

Agency

...Question 1. The first agency risk exists between the food suppliers and the Aegean Isles, Inc. One major reason contributing to Aegean Isles’s success is the high-quality and authentic Greek food, which depends on the quality of the perishable raw material and other non-perishable products served in the restaurant. Once the raw material is not fresh or other products are not high-quality, food served at the restaurants will not taste as good as before and this will definitely harm the restaurants’ reputation. If the new restaurant operates as a company-owned branch, the purchasing unit will be responsible for all the non-perishable inventories and perishable inventories needed. The restaurant managers only have a little authority. Therefore, Aegean Isles can execute better quality control on the products. Also, as Aegean Isles will choose reliable suppliers for long-term cooperation, the likelihood of this agency risk is not that high. However, Aegean Isles has constant suppliers. If one of these suppliers provides stale vegetables or fruits, all the five restaurants controlled by Aegean Isles will be effected negatively. The magnitude of this agency risk is quite high. If the new restaurant operates as a franchise, the franchise will be free to purchase such food as fresh products, domestic beer and wine from a local economy. The franchise may choose second-class products for economic reasons. Aegean Isles can not take much control on the quality of the products. The......

Dual Credit

...Dual credit is a process that allows high school students to enroll in college level classes to earn both high school and college credit. These classes can be very beneficial to high school students, as they get a head start in their college education. In the essay “Dual Credit in the Community College” Dr. David Lydic is uncertain about dual credit being effective and chooses to research information over the topic. “I often feel like I am in the minority in doubting dual credit, so I decided to take this opportunity to research more on the subject.” Lydic was fascinated and amusingly shocked by the information found on dual credit but still continues to doubt about it. “Why, then, am I not completely convinced?” Even though Dr. Lydic does not see much value in dual credit courses, they have proven to be a great learning experience for many high school students. The dual credit programs are a hot topic for both secondary and higher education institutions and these programs are experiencing dynamic growth. “During the 2006-07 legislative session, the Texas Legislatures even passed a law that every school district must implement a program under which students may earn the equivalent of at least 12 semester college credit hours in high school.” Therefore many colleges now accept dual credits transfers from high schools. As college tuitions continue to soar, students in high school could use dual credit to their advantage. Dual credit classes are cheaper and......

Dual Diagnosis

...Dual Diagnosis Jana Hall Liberty University Abstract There is so much yet to be learned by researchers in regards to understanding the intertwining connections between mental illness and substance use disorders. This essay is barely scratching the surface in describing the complexity of the two. In order to know how to treat an individual who exhibits symptoms of both a substance use disorder and a mental illness, it must first be determined which came first, the mental illness that lead to the substance use disorder or the SUD which exacerbated the underlying mental illness. I’m sure you have heard the saying, ‘Which came first, the chicken or the egg?’ Well, this seems to be the dilemma for the experts in their respective fields of study in determining the most effective form of treatment for those who have been given a dual diagnosis. Unfortunately, individuals who have this diagnosis have become the norm in today’s day, rather than the exception. Dual Diagnosis It was widely believed at one time that substance use disorders and mental illness were seldom found in an individual. Since that time, it has been discovered, through epidemiological studies done on individuals who struggle with both mental illness and substance use disorder, that this is not true. A majority of those diagnosed with a mental illness also concurrently have a substance use disorder (Doweiko, 2015). ). Some of the mental illnesses that are challenging mental health professionals......

Dual Career

...Dual-career marriages and families are common, and is one in which both heads of the household pursue careers and at the same time to maintain a family life together. One of the biggest benefits is the economic reward it brings; when there are two incomes coming into the household, it makes paying bills and obligation easy. However, there is much negativity that follows. Maintaining a relationship can be a challenge for couples with high-powered and demanding careers, but the advantages provide some motivation. A dual-career relationship allows both partners to explore career opportunities that may not be possible without the support of a spouse. For example, one partner can pursue a position that does not pay well to gain experience and expertise in a field without worry about household bills and living expenses. Both partners have an opportunity to explore the possibilities in their chosen professions with the advantage of a dual-paycheck household. Dual-career marriages also have increased financial benefits. Both spouses bring an income into the household, providing financial benefits for both. The dual-career relationship allows the couple to invest the household earnings, purchase a home and provide for children. They also spend less on utilities on average because there are less household members in the family during the day. The division of household duties is major issue for most dual worker couples. It is said that 80 percent of couples, women perform 70 to 80......

A general dissatisfaction with the conventional wisdom about investment barriers segmenting global investors and how cross-listings overcome those barriers cleared the way for newer wisdom about informational problems and agency conflicts, and how firms could overcome weaknesses in corporate governance by listing on, and thus “bonding” to, overseas markets with stronger regulatory oversight, stringent reporting and disclosure requirements and investor protections. Critics have challenged the viability of the bonding hypothesis, which I answer in this review. © 2012 Elsevier B.V. All rights reserved. 1. Letter to Parents to Inform About Problems You Are Facing in Your College/University

...Parents, I hope you are fine. I received your letter a week before in which you were asking about my health and problems which I am facing in my university. You don’t need to worry about me as I am not facing such major problems. But I am facing little difficulties as I am new here and people are unknown to me. When I entered university on first day I was very upset and worried. I faced a lot of difficulties in finding time table and class. Some senior students helped me but some of the seniors caught me and starting asking me awkward questions and they were teasing me. I didn’t know what to do I was really stressed. After one week I was a bit familiar with the situation and environment of class and university but still there was no friend of mine. For a moment I decided to left the university and come back to home. But then I realized that everyone has to face problems in life and I should be strong. Now it is my third week, there are many friends of mine. I am familiar with different attitudes and situations. Still I am facing some difficulties and studies because routine is very tough and I could understand lectures of some teachers. I could not even sleep comfortably. Exams are about to come and I am preparing for them. So, these are some problems which I am facing in university. But I believe that everything will be fine. I just need your prayers and support.
